Home insurance or homeowner’s insurance is an insurance policy combining various personal insurance protections, such as losses of home and its contents, as well as financial protection against disasters.
The cost of HOI mostly depends on the cost of replacing the house and the additional endorsements or riders attached to the policy. The price estimation is made considering such major factors as location, coverage, and the insurance amount which is based on the replacement cost.
HOI offers coverage on a “named perils” and “open perils” basis. A “named perils” policy covers only the losses that are specifically listed on the policy, while an “open perils” policy provides coverage for all losses except those specifically excluded on the policy.
“Named perils” policy includes three coverage options – Basic “named perils” (provides protection against perils most likely to result in a total loss, such as fire); Broad “named perils” (covers the most common forms of property damage plus 6 more, e.g burglary); Special “all risk” (provides coverage to all losses unless specifically excluded, e.g ordinance of law; earthquake, etc (though special insurance can be purchased for these possibilities, including flood insurance).
